Being London-based the local housing stock and market are well known to us but our views adapt to apply nationwide and will prove invaluable regardless of location. 

We recommend you contact us as early in your hunt as you can. Typically, a buyer has three or four properties in mind and one as their goal. So, the field has been narrowed down but doubts remain.

Our appraisal also covers more than the practicalities and unlike advice from elsewhere is completely objective. Our interest is solely in making you well informed and aware.

We could not agree more, so we created this service to make some elements at least easier for you, the all-important ‘Buyer’. The UK property purchase system marginalise the buyers’ interests. It is an archaic, obtuse system which has come to serve the agents more than the customer. We can’t fix that, but we can minimise the impact on you.

For an additional cost we offer real time video calls as you go on your viewings. Often our report is enough but for a second viewing you might need to focus on key areas and the cost of the call is a small investment, demands little of your time and will allow you to have live, expert views as you proceed. Test the link, switch to headset or buds and start the call. We accompany you giving clarity on issues as you raise them.

Hold the phone steady, give the overview, ask the question, pan slowly. We will give feedback, ask for focus on certain areas, ask you to show the area from different perspectives or take notes to share with the vendor if the problems are concealed. We will cover most issues in real time but, with your permission, and if needed we record the call and prepare a follow up report. That’s an additional cost and dependant on the depth of the advice needed but as reasonably priced as our other services. We will attend in person if needed, with costs on request. If our service has reassured but you feel you need us on site, we will be there.

Real-time viewings with us alongside on video are invaluable. As you make your way around that new, unfamiliar property you will recall the areas that concerned you and working together we will isolate and analyse. If you would like to skip the appraisal document service in favour of real time assistance share the property details in advance so we can familiarise ourselves with your property to give you maximum benefit from the call.

We will guide you to areas which concern us as you share your queries. Whatever we can’t cover in the call can be investigated after, usually with additional information needing to be sent. But with a good phone-camera, a steady hand, and a list ready we can make these 30-minute sessions very productive and reassuring.

You should absolutely get a survey once you have your offer accepted. But getting a survey before that offer is awkward, expensive and time consuming.

What you need at this early stage is an overview from a knowledgeable, objective team. We share our expertise in property and construction, applied specifically to your target property. Alternatively, make a video on your first viewing and send that with the agent’s details for your appraisal report. But please edit well and cover areas of concern clearly.
