The ‘Assess my property Ltd appraisal service’ described here with is a remote opinion on a property provided by experienced construction specialists. In paying for this, you agree to not share it publicly, or with the vendor or agent. It is for the exclusive benefit of the customer who should acknowledge the observations within and act upon them as they see fit. It should not be shared in any discussions or negotiations with third parties. It is not a survey and in no way replaces the need for a property survey by an accredited organisation either for the purchaser or lenders requirements. This assessment is provided by experienced builders who rely solely on decades of experience rather than specific qualifications. It is a low outlay, rapid turnaround, service that seeks to remotely replicate in an affordable way, the concept of taking a friend who knows about buildings along to a viewing. We believe a great deal of useful intel can be gleaned through having a trained eye review the photographs on an estate agents particulars. Public online sources maps et cetera can be cross referenced with the property particulars to gain insight into options for its improvement. Risks associated with location can also be considered with the appraisal content. However, there are of course limits to what can be seen remotely. Estate agents and vendors will only present photos that show the property in its best light and only the best areas will be photographed. We only provide our opinion on the property and always recommend a survey before you exchange contracts. Assessmyproperty will bear no responsibility for issues uncovered at a later date, whether through a survey or other means, that were not flagged in the report. The purchaser bears all responsibility for decisions made. Any numbers quoted are rough estimates based on our experience in construction and limited to a remote viewing from photographs and based on subjective assumptions around the scope or duration of any work. In reality costs can vary significantly as can resale values and no responsibility is borne by assessmyproperty.co.uk for the validity of either. Our service my help you decide which property to make an offer on, but you must always have a survey done. Thank you for reading and we are confident our observations will prove to be of use but bear no responsibility around the interpretation or use of this content.
