This combined experience allows TC to offer a pragmatic, property-specific overview on return-on-investment factors. Working alongside both constructors and developers with contacts in the financial sector TC brings an objectivity to property-values, either current or predicted. With contacts in the property-finance sectors on call he adds a shrewd overview, including expert opinion from others when needed. Simon Dunning

Content Manager

The content on all things practical and creative will be raised by Simon Dunning. Simon has worked in the construction industry-only since the early 1980s. His experience has been gained from 35 years of construction-only activity and is comprehensive. Initially as a multi-trade hands-on builder with practical experience on all trades until nature suggested a desk job. Then as company director of a successful construction company for over 20 years. The company covered ambitious residential projects and commercial developments ranging in value from £250,000 to £2.5 million. As director and onsite construction manager his experience has covered every aspect of the industry. In administrative roles he gained comprehensive knowledge of the logistical, contractual, and financial aspects. His observations and suggestions are raised from this knowledge base, are property-specific, realistic, and achievable. He has bought, renovated, and sold many properties, successfully isolating both the pitfalls and potential in each. We are confident his advice will continue to prove invaluable, either through the document or one-to-one video discussions on your viewings.

Give Me Five Good Reasons I Should Pay £250 For This ‘Appraisal’?

1: For your discussions: raising the content with the vendor and agents your position will be recognised as knowledgeable and your offer will be taken more seriously. The condition issues you flag from the report will provide significant leverage with that offer. Value: In the thousands. Knowledge is Power and your offer will be well considered when you show your awareness of issues and the cost implications.

2: Your increased confidence: Means that your offer can be made sooner and ahead of rival buyers. Value: In the thousands. No more frustrating searches, time off work, new advice from solicitors, surveyors. Stop those meters running.

3: Your happiness: Questions answered from the outset, doubts covered, and a feeling of confidence having taken control from day-one. Value: For you to decide

4: Your chance of success: In a competitive sector this increases hugely. Consider frustrated searches, losing out to rival buyers, arranging new viewings, coordinating with perhaps your partner, the time off work? Value: Again, for you to decide

5: Your future in the property: Our report arms you with knowledge but also suggests options to reconfigure, extend and improve the property. Take those suggestions forward to save money with professionals in the future. Impress them with the ideas and see their service improve. You will be off to a running start. So, close your sale quickly and look forward confidently to the potential your new home offers. Value: On just early-stage advice from architect, engineer, designer..a thousand plus?
